AT&T or Verizon? and What Friken Smart Phone is Right for Me or Might be the Next Big Thing?

What’s with all these maps on the commercials? Verizon shows a map covered in RED; supposidly representing their 3G network. They show AT&T in light blue showing how the 3G is almost non-existent. OK sounds great. I will get Verizon. The you watch the AT&T commercial and they have a guy throwing post cards over a map of the states? Is this the 3G coverage? AT&T does state that their 3G is faster, but if it is non-existent then who cares how fast it is for the small numbers that receive it.
Who has the best 3g coverage with the best smart phone?

Who has the fastest 3G? T-Mobil?

What do you have and what do you think?

My Favorite New Years Blog Post




I just love Randy Gage, he is one of my business mentors and he just cracks me up with his wit and humor.  Randy has also been very inspirational and informative to me and the way I do business.

Randy Gage wrote the book “Why You’re DUMB, SICK and BROKE…” It is a great read and makes tons of sense.  You can also get Randy’s Rants at www.randygage.com.

Well as we segue into another New Year, it’s always a good idea to reflect back on the year that just ended, and discern the lessons we have learned.  And since many of you have alcohol and drug issues and can’t remember what happened last week, I thought I’d be helpful and provide you with a recap. 

On January 1st, the Czech Republic took over the presidency of the European Union from France.  This set American geography teachers in a frantic scramble to teach their students where Europe was located. 

Of course January started here in the States with tremendous CHANGE, as we inaugurated President Barack Obama to fulfill his mandate of new ideas and change from the past. 

To ensure the ideas were new and different, he assembled a cabinet of people with new ideas never seen in Washington before.  These included Attorney General Eric Holder (from the Clinton administration), Secretaries Shaun Donovan (from the Clinton administration), Hilda Solis (who has served in congress for the last nine years), former Congressman Ray LaHood, Robert Gates (from the Bush & Reagan administrations), and Timothy Geithner (who worked in three previous administrations).  Also helping in the orgy of new ideas were fresh Washington faces Joe Biden, Nancy Pelosi and Hillary Clinton. 

In February this group of original thinkers immediately went to work on brand new concepts that no one had ever thought of before, such as taxing productive workers more, socialized health care, and printing billions of extra dollars to devalue the currency in an effort to stimulate the economy.  This revolutionary new stimulus plan was best described by economists as “nine wolves and a sheep, voting on what to have for dinner. ” 

In March the President of Madagascar, Marc Ravalomanana, is overthrown in a coup d’état, following a month of rallies in Antananarivo.  The United Nations calls an emergency session to try and discover where Madagascar is. 

Also in March, football player Donte Stallworth kills a pedestrian while driving drunk.  In a plea bargain deal, he receives community service and 30 days in jail.  Later in the year, Plaxico Burress is sentenced to two years in prison for accidentally shooting himself in the leg.  The lesson we learn is, ah, well, ah, I’m not exactly sure what lesson we learned from this.

Visiting Reno

My wife and I decided to see some snow for the holidays while doing some business so I have decided to come up to Reno, NV to meet with one of my vendors and look at a new franchise opportunity that wants to expand overseas and a financial investment opportunity to help with additional funding. Lots to do and there is snow on the ground as it is around 34 degrees here during the day.

Had a phone meetings with CREDAA legal advisors today about company structure and some questions we had around that.  Good meeting.

Right now I am sitting in the backlot of a Dodge dealership whatching my buddy prove the business duplicability, if that is a word.  Then we will be off to lunch to munch on Jimboys Tacos…..  Great tacos that are different mainly because of the way they are cooked.  They deep fry the corn tortilla shell in oil…. No big change there, but then they dip the, still oily, shell into powdered parmesian cheese. Mmmmmmmmmmmmmm Gooooood.

Internet Citadel Video Show with Gary W. Goldstein on branding

Morning Journal 12/02/09

I am starting a new daily journal to get the blogs moving. It seems I always have a lot to say, but never get around to saying it.

I was honored, last night, to be asked to introduce my wonderful friend Gary W. Goldstein on the Citadel Video show at http://InternetCitadel.com. Gary is well known as the producer of films like “Pretty Woman”, Mothman Prophecies”, Under Seige I and II” and many other films. I know Gary as a friend, mentor and business partner.

Gary is a brilliant story teller, speaker and author and it is a thrill to have been given the chance to introduce him and to also be asked to stay on the show and add commentary.

It’s so funny, if you know me than you know that I am never shy for something to say or comment on. I was so quiet on the show however. At one point the host had to ask me to chime in. I was listening to Gary and was so enthralled in what he was talking about; I had nothing brilliant to add.

I sat through most the interview like a lump of coal. I did get a chance to ask a couple of good questions.

Brian Kelly the host of Internet Citadel, has also become a good friend as of late. We met through another dear friend Jerry Conti at a seminar in San Diego and have kept in touch.

What would you do?

 I received this email from my father. It seems that most the emails I get from family nowdays are jokes, political stuff or funny or inspiring videos.  I would love to get more personal emails, but as the years go by I realize this may never happen so I call to find out what’s up.  This message, however was worth repeating.

 

Anyway I got this email and though I never pass this stuff on to my list, I did find it very moving so I am posting it here as not to waste it’s sentiment. Hope you enjoy it as much as I did.

 

 

Would you have made the same choice?

 

At a fundraising dinner for a school that serves children with learning disabilities, the father of one of the students delivered a speech that would never be forgotten by all who attended.

 

After extolling the school and its dedicated staff, he offered a question:

‘When not interfered with by outside influences, everything nature does, is done with perfection.

 

Yet my son, Shay, cannot learn things as other children do. He cannot understand things as other children do. Where is the natural order of things in my son?’ The audience was stilled by the query. The father continued.

 

‘I believe that when a child like Shay,who was mentally and physically disabled comes into the world,

 

An opportunity to realize true human nature presents itself, and it comes in the way other people treat that child.’

 

Then he told the following story:

 

Shay and I had walked past a park where some boys Shay knew were playing baseball. Shay asked, ‘Do you think they’ll let me play?’

 

I knew that most of the boys would not want someone like Shay on their team, but as a father I also understood that if my son were allowed to play, it would give him a much-needed sense of belonging and some confidence to be accepted by others in spite of his handicaps..

 

I approached one of the boys on the field and asked (not expecting much) if Shay could play. The boy looked around for guidance and said, ‘We’re losing by six runs and the game is in The eighth inning. I guess he can be on our team and we’ll try to put him in to bat in the ninth inning.’

 

Shay struggled over to the team’s bench and, with a broad smile, put on a team shirt. I watched with a small tear in my eye and warmth in my heart. The boys saw my joy at my son being accepted.

 

In the bottom of the eighth inning, Shay’s team scored a few runs but was still behind by three.

 

In the top of the ninth inning, Shay put on a glove and played in the right field. Even though no hits came his way, he was obviously ecstatic just to be in the game and on the field, grinning from ear to ear as I waved to him from the stands.

 

In the bottom of the ninth inning, Shay’s team scored again. Now, with two outs and the bases loaded, the potential winning run was on base and Shay was scheduled to be next at bat.

 

At this juncture, do they let Shay bat and give away their chance to win the game?

Surprisingly, Shay was given the bat.

 

Everyone knew that a hit was all but impossible because Shay didn’t even know how to hold the bat properly, much less connect with the ball.

 

However, as Shay stepped up to the plate, the pitcher, recognizing that the other team was putting winning aside for this moment in Shay’s life, moved in a few steps to lob the ball in softly so Shay could at least make contact.

 

The first pitch came and Shay swung clumsily and missed.

 

The pitcher again took a few steps forward to toss the ball softly towards Shay. As the pitch came in, Shay swung at the ball and hit a slow ground ball right back to the pitcher.

The game would now be over.

 

The pitcher picked up the soft grounder and could have easily thrown the ball to the first baseman.

 

Shay would have been out and that would have been the end of the game.

 

Instead, the pitcher threw the ball right over the first baseman’s head, out of reach of all team mates.

 

Everyone from the stands and both teams started yelling, ‘Shay, run to first! Run to first! 
Never in his life had Shay ever run that far, but he made it to first base.

 

He scampered down the baseline, wide-eyed and startled.

Everyone yelled, ‘Run to second, run to second!’

Catching his breath, Shay awkwardly ran towards second, gleaming and struggling to make it to the base.

 

By the time Shay rounded towards second base, the right fielder had the ball. The smallest guy on their team who now had his first chance to be the hero for his team.

 

He could have thrown the ball to the second-baseman for the tag, but he understood the pitcher’s intentions so he, too, intentionally threw the ball high and far over the third-baseman’s head.

 

Shay ran toward third base deliriously as the runners ahead of him circled the bases toward home.

 

All were screaming, ‘Shay, Shay, Shay, all the Way Shay’. 

 

Shay reached third base because the opposing shortstop ran to help him by turning him in the direction of third base, and shouted, ‘Run to third!  Shay, run to third!’

 

As Shay rounded third, the boys from both teams, and the spectators, were on their feet screaming, ‘Shay, run home! Run home!’

 

Shay ran to home, stepped on the plate, and was cheered as the hero who hit the grand slam and won the game for his team..

 

‘That day’, said the father softly with tears now rolling down his face, ‘the boys from both teams helped bring a piece of true love and humanity into this world’.

 

Shay didn’t make it to another summer. 

 

He died that winter, having never forgotten being the hero and making me so happy, and coming home and seeing his Mother tearfully embrace her little hero of the day!

 

May your day, be a Shay Day.

Catching Up is Never Possible

My wife and I just came back from watching a friends place in Playa Del Rey. An awesome house overlooking Loyola Marymont, with clear views of Marina Del Rey, Santa Monica, Westwood and Century City and West Hollywood with the Santa Monica Moutains in the background.

The house is large and full of arches, cool art and a rock room with a table in the center. The walls are all wine racks full of a full collection of fine wines. The lights are low and the atmosphere is just perfect for a great cigar, a fine scotch and yes, wine.

Why am I telling you all this? Cause I enjoyed myself there. The problem, and there shouldn’t be one as I am a blessed guy, is that everytime I go to a seminar or watch someones place, I get behind more and more.

I had my laptop with me and Internet connection, but it is not the same as being in my office. Maybe I am too comfortable at my office, but it really seems hard to get it all done while on the road.

I am behind mainly because I have not learned how to utilize my time well and I am a bit ADHD, which tends to pull me away from my main projects into all sorts of side projects. I always get it all done, but I don’t always take the quickest path between points.

Lately every opportunity seems to open more opportunities, but I can’t follow them all so I am in the process of putting together a new list of goals, re-writing my vision and mission statements and working on a daily task list so that I stay on track.

Catching up will still never be possible, but that is a good thing as I don’t believe I really want to. I want to continue to be busy, to travel, to have fun and to take care of business. I do want to make sure, however that I continue to get things done with less procrastination and more focus.

Jay Abraham has been part of the catalyst for many of the great things that have been happening lately. Jay one of a few great business leaders I have learned from and one of the things I got from him was to stop throwing crap up on the walls to see what sticks.

If you want to get a lot done, Jay says you need to focus on one thing at a time and get it done. Seems simple as the saying if you are an ant and want to eat an elephant you have eat it one bite at a time. Sometimes you have to hear something many different times or different ways before it sinks in.

I have heard all this from Brian Tracy for years, but Jay brought it home for me.

I may not volunteer to watch my friends homes so readily as the time is a bit disruptive, but I still love to go to seminars to network, do deals and learn. So again, is catching up possible? I don’t know, but as long as I am completing things and making a difference I don’t care.

What is the Real Estate Truth?

I have been reading the real estate blogs which seem to be all over the place nowadays. Supposedly we are at some type of bottom in the residential markets. How is that? I know there is buying going on and that brokers are seeing multiple offers and prices rising. OK that is true. How does that mark the bottom?

Supposedly there are less foreclosures and REO inventory. How is that true? I heard reports that more and more foreclosures were coming on the market and that the banks were not releasing bulk REO’s? I tried for a year and a half to find true bulk REO packages, but the banks were not letting them go.

Asset managers supposedly did not even have the facilities to do bulk nor were the large title companies seeing masses of titles clearings of these supposed assets. So where did they go? I heard the banks did not want to let them go for pennies on the dollar as the market was hard to price so they only let them go at auctions or one at a time for higher prices of around 65 cents, or higher, on the dollar as oppossed to the 30 cents on the dollar we heard of on the bulk REO street.

Is the FDIC buying them? Recently the FDIC bought $2.8 billion in bad assets from Colonial as BB&T took over around $22 billion of Colonials assets and $20 billion in deposits.

Are the banks playing three card monte with the books to bury or hide bad assets? I understand many banks were allowed to take bad assets off the books. Is this why many are showing profits?

I don’t know, but now the commercial market is in the throes of failure and distressed asset numbers will grow over the next few years. I have read that the commercial failures will not cause the same calamity as the residential subprime issues did, but it is reported that Capmark’s recent distress may bring the bank failures to above 100.

I read that the list of problem banks stands at 416 and the amount of currently failed banks is at 84 or maybe more by now. In 1992 over 100 banks failed so it is not unprecedented that more could go.

I don’t know what the truth is, but I don’t have to be a rocket scientist to know that by holding distressed assets, the banks and financial institutions are just forestalling the inevitable issues of inventory supply and demand.

I also have heard that hedge funds are buying up the bad assets. As I know many investors that have tried to buy these assets, is there favoritism going on? I understand BH and Warren Buffet is making a deal for the Capmark assets. Does the little guy, regular investor ever get to play?

I am no expert here; I am just asking the stupid questions. I want to know what you know or think.

Scams, Cons and Questionable Deals

The Commercial Real Estate Professional Investors Group www.CREPIG.com, has become a great place to get Internet eyeballs on your deals. It is inevitable that two things may occur on CREPIG and many other places on the web. One is that a person with great integrity is working as an agent for someone that does not. I have found that many scams are perpetrated via very intelligent, but not necessarily savvy deal makers.

Lending Scams:

You should never pay an advance fee to secure a loan. Legitimate loans, like loans obtained through Lending Club, do not require an up-front payment. Here are tips from the Federal Trade Commission on how to avoid lending scams:

• Don’t pay for the promise of a loan. It’s illegal for companies doing business by phone in the U.S. to promise you a loan and ask you to pay for it before they deliver. Requiring advance fees for loans also is illegal in Canada

• Ignore any ad — or hang up on any caller — that guarantees a loan in exchange for a fee in advance. These are called Front Money Scams.

• Remember that legitimate lenders never guarantee or say that you will receive a loan before you apply, or before they have checked out your credit status or contacted your references, especially if you have bad credit or no credit record

• Don’t give your credit card, bank account, or Social Security number on the telephone, by fax, or via the Internet unless you are familiar with the company and know why the information is necessary

• Don’t make a payment to an individual for a loan; no legitimate lending organization would make such a request

• Don’t wire money or send money orders for a loan through Western Union or similar companies. You have little recourse if there’s a problem with a wire transaction. Legitimate lenders don’t pressure you to wire funds

• If you are not absolutely sure who you are dealing with, get the company’s number in the phone book or from directory assistance, and call it to make sure you’re dealing with the company you think you are. Some scam artists have pretended to be the Better Business Bureau or another legitimate organization

• Check out questionable ads by calling Project Phonebusters in Canada toll-free at 1-888-495-8501. If you live in the U.S. and think you’ve been a victim of an advance-fee loan scam, report it to the FTC online at www.ftc.gov or by phone, toll-free, at 1-877-FTC-HELP (1-877-382-4357)

Bulk REO Scams

I have been involved in several of these. Most of the people involved are seasoned and legitimate professionals that seem to be taken in by large sums of money paid as commission. In your usual day to day deals you are used to working with people you may know as legitimate and if you do not know them at least there is a procedure where you will be able to check with who and what you are dealing with.

Many of the professionals I have worked with in the bulk REO market seem to throw caution to the wind in order to get these mostly fake deals done.

If you are not a Real Estate Lawyer and you solicit million and billion dollar BULK REO deals on the internet, and are asking for proof of FUNDS etc. you are probably in violation of the LAW!

Make sure you find out who you are dealing with and beware of the realm of secrecy and have to move tactics that are so prevalent in these deals.

Find out and corroborate any past deals that have been done.

There are legitimate brick and mortar companies that handle bulk REO and you should seek them out if you are an investor in these commodities.

BG’s, PPP, MTN, LC and SBLC’s

These deals seem to be scams also. Bank Guarantees almost definitely are scams. You can search out the Internet for more information and you can check out the FBI site http://www.fbi.gov/majcases/fraud/fraudschemes.htm

Gold, Oil, Diamonds and other commodities

More of the same. I have worked many oil deals and know the ins and outs. Again most are scams.

I am sure I will get emails back about this information from those of you that claim to have legitimate sources of money, property or investment platforms. I will not argue the validity or your deal with you or anyone else. What I will say is that if your stuff is legit, then it should be easy to prove. I say if you have nothing to hide than you hide nothing.

I know of an FBI sting going on to catch a group for stealing upfront money investments and the people that were duped were all successful, seasoned and intelligent. The problem is that we all seem to lose our heads when large amounts of money are involved. Also when your life is falling down all around you and someone tells you they can get you millions without great credit or collateral be very leery.

The important point here is not to believe anything you hear or read. If you get a call from a trusted friend who says they are working with someone direct to a bank that has bulk REO’s and needs a buyer; great. Go to the bank and substaintiate the claim.

If you need to get the information on any bank or financial institution, their asset managers and / or lost mitigation etc… Try Lane Guide. It has all the most recent information and I have used it to connect to banks directly. Use it… Call them… Confirm.

Please do not come back to me to check out your particular deal. I will not. It is up to you to do the due diligence.

Affluence.org Apology

As recently as 3 or 4 months ago I sent everyone on my list an invitation to join Affluence.org. I want to apologize for that action. I have had many send me remove me letters about this site resending the invitation over and over. I was also not accepted as a member, but that did not stop them from resending the requests to my friends.

They first wanted my tax data to prove the amount of money I said I made. No Way Jose….. They did promise that if I got 5 people to join I would be accepted. This seems bogus as you now may be talking to someone of non affluence that happened to get some other affluent people to join? Things that make you go Hmmmm?

I did get over 5 to join, but did not get accepted. I would guess that the other 6 refused to send their tax info in as well. I am looking for a way to delete my profile. I have tried to contact the company, but the Contact Us button does not work….

I do not recommend this site and ask that everyone who got an invitation from me please forgive me.

Memorial Weekend 2009

As a Navy Vet I have always had a soft spot in my heart for servicemen and their families. I love and respect anyone who lays their life on the line for me, my family, our security and our freedoms.

It seems that all agree that the servicemen of past and present are not treated and or held in the reverence they should be. Not all are willing to do much about it, however. It so seems like a shame that banks were bailed to the tune of hundreds of billions, but other domestic and long time issues like our servicemen and their families have never been addressed, though many may have been eliminated with 100’s of millions or 10’s of billions much earlier.

On this Memorial Day I want to take a moment to recognize veterans past, present and future and thank them for being there for us. Thank them for putting us first and hoping that we take a minute to donate to one of our favorite veterans charities to put the serviceman first for a change.

All veterans have so much to be proud of and can hold their heads up high for they are our mighty warriors who protect and serve with honor and a devotion that is only understood by other soldiers, sailors and airmen.

A special thank you to every person who has given their lives for the freedom and security of their fellow. Let us not allow one life to go unremembered and un-honored as each life was given separately by each person.

Have a wonderful weekend and enjoy what the military veteran has won and and has provided for each of us.

Grand Wailea – Day 4

MADE THIS A PAGE ON ACCIDENT BUT DIDN’T WANT TO LOOSE IT.

I was going to write a blog entry every day of our trip…. Oh well. We have been so busy that I am too tired to spend anytime writing. My emails are stacking up big time.

We yesterday we went up to Haleakalah Crater. We started at the Kula Lodge…. Best Bacon Burger around. This is the place where in July a friend of mine, who was talk by the Hawaiian elders in the spirit of Aloha, She came from Oahu to do a HUB talk and I was fortunate enough to be able to also speak there. The next day she took me to the Kula Lodge and brought me through an acient ceremony teaching me the ways of Aloha and allowing me to see the world in a much different way.

The botanical gardens there are very cool and there is an outside fireplace they use to cook pizzas. Also have a great gift shop and flower shop.

The crater was awesome. I had been there in 1978 and was very impressed. Little has changed and it is one of the must do things on the island. If you are really daring you can go at 2am and watch the sunrise over the volcano as well as ride a bike down. The summit is 10,023 ft and you don’t want to run around too much while you are there.

We ended with dinner at Momma’s Fish house in Pa”ai and what an awesome meal it was. The town shuts down at 6pm and there is a lot of shopping there so go a little early. I saw an old friend Chealsea at Momma’s she works there… very cool… She gave me a chocolate treat to welcome me to the island.

This moring I jogged for 1/2 hour, worked out at the gym, and snorkled out a 1/4 mile and filmed a sea turtle.

Now we are driinking strong cocktails and eating burgers poolside…. I hate that I have to leave…

Poolside at the Grand Wailea Day One

85 degrees with a cool breeze from offshore. I am sitting in my cabana looking out towards Molakini where the tourists love to go on day boats to snorkel. I am at the top pool so I have to go down 3 or 4 water slides and swim accross several pools to get to the in the water bar… Very nice. Yes I can order drinks to my cabana, but what fun is that.

I actually worked on some CREPIG stuff today between trips to the beach. BTW you can get out of the pool and you are about 100 or so feet to the ocean… Nice.

We were here in July and it was so clear and nice. This time it is a bit breezier and more hazy, but still can’t beat it.

The flight on Delta was great. The plane was clean and the service was first class… Oh yes we flew first class. I watched Yes Man and some other movie with Adam Sandler about kids stories. I love the message of Yes Man as it talks about saying yes to life and it’s possibilities without fear. OK you will have fear, but you don’tet it stop you.

I am going to swim to the bar. I will be back soon.

Waterproof Camera and Watch for Hawaii

First I just lost over 35 pounds, as last time I went I was overweight and didn’t want to take off my shirt nor was I able to do too much physical stuff. I am looking and feeling better. My plan is to loose another 20 which will put me around 165. I did get up to 225 Argh!

I will fill you in on the details at another time.  For the curious I was using the Kevin Trudeau diet and loved it.

OK what does this all have to do with a camera and watch?  Patience my ADHD friend….  Last time I was in Maui I kept the swimming down, but decided to do some snorkling and my water proof watch took on water and died!  I had just got another expensive WP watch fixed for water damage so I had taken a less expensive watch with me.  I was looking at the Timex Explorer which takes a licking and keeps ticking, but my wife will not let me where a geek watch.

Well I plan to do much more swimming this time, with my new lighter weight body….

THE WATCH

citizen WR 300 eco driveI believe I have found the answer and have picked up the Citizen WR 300 Eco-Drive watch.  This watch looks great, works great and at 300M is pretty much a dive watch for relaxed diving.  I already love Eco-Drive watches as I have many automatics and battery type watches that need constant attention.

The Eco Drive needs a bit of sun here and there… Big Whoop.

THE CAMERA

Seeing Light at the End of the Twitter Tunnel

I have been laboring over what to do with Twitter and was just about to chuck in the towel when my friend Gary returned my call about his new website http://www.GaryWGoldstein.com.  Not to change the subject, but if you are looking for new stuff on business and personal development and how to gain success in the real world you need to check out Gary.

 

Why Gary? You ask?  Gary W. Goldstein is the co-producer of one of the world’s best known mega movie hits “Pretty Woman”.  He also produced other movies like “The Mothman Prophecies“, “Under Seige” and many others.  He came to Hollywood without knowing anything about the movie business and in his work he explains how he broke in and how you can use the lessons he learned to create success in your own life.  Gary has been one of my mentors for the last couple of years and I have to say that his stories and relevant ways of dealing with life and what it can throw at you; have helped me immensely.

 

I know it sounds like I veered off my Twitter story completely, but it all comes full circle.  You see I called Gary to comment on his new website which is really shaping up nicely.  We joked about some of the funny comments he had recently made on Twitter and I recounted my dilemma that I could not figure this bugger out.

 

Twitter to me was useless and ridiculous.  Everyone twitting into thin air.  It looks like everyone is writing, but no one is reading so who gives a crap?

 

Well I can only guess that Gary shook his head, since we were on the phone I couldn’t see him.  Gary then proceeded to take me down the Twitter tunnel with the promise of light at the end.

 

He started explaining search.twitter.com and re-tweets, auto-follow / un-follow, tweet later, Bit.ly, Twitpic and many other programs that boost the power and usability of Twitter.  Dare I say I started seeing some light!  This whole Twitter mess started to have some meaning after all.

 

I can’t say that I am out of the tunnel by any means, but I am, at least in it and moving forward.

Where’s the Fracken Bottom of the Commerial Market?

Listening to CNBC, why do I continue to listen and watch this nonsense?  They are forever trying to find the indicator that the market is turning around.  As the market fell and fell they were all good news on a turn around and then when the inevitable happened they finally said OK we might have a problem as the market is at all time lows and dumping 700 points a day!  Only to go back to their rosy outlook the very next day on some news that housing sales may be up 1%.  First remember that governments tend to cook the books and change indices in growth and employment figures that don’t paint the picture they want to paint so you can’t trust the numbers.  Which ones? Who knows?  The stock market numbers for the life of me make no sense so why is anyone speculating on growth based on those numbers?

I used to write a newsletter.  You don’t see much come from me anymore on commercial real estate, because I got tired of reporting bad news.  One year ago I predicted, without having to know too much, that the commercial markets would go by the way of the residential markets as many of those loans were also securitized.  Commercial always lags residential by around 2 years so it was just a matter of time and we are seeing commercial numbers get progressively worse, like the 2008 CMBS delinquency figures which continue to rise according to Fitch Ratings and Fitch expects more large delinquencies in 2009 (http://nreionline.com/finance/news/fitch_expects_loan_delinquencies_0121/).  I keep hearing reports that it can’t be getting worse because someone, somewhere just completed a mega commercial deal.  I remember buying stock in a phone company, no names, but it rhymes with MCI, and I road that falling knife all the way to the floor.  Buying ever more stock at the new reduced rates because how can MCI go down any more for gosh sakes!?  Also, as I have said many times before, all real estate is based on location not global figures so there could be some very lucrative deals being struck as the rest of the world continues to fall and falter.

International Real Estate Investor’s Institutional Outlook reported in the March 9th issue (http://nreionline.com/finance/news/stunned_losses_institution_0309/ ) that institutional investors were seeing their investment portfolios drop by 31% in 2008.  Where will the numbers go in 2009 with rising un-employment and inflation figures?  Well the article says that the investing news is actually good as these investors will move to real estate.  What?  The poll they took stated that more investors would leave the equity markets to place their money on real estate.  On what news?  On what numbers is there a basis for this general move to real estate? 

I will make another prediction…. The bottom is not here yet!  Unless you know your market or have money to sit on you should wait to buy as the market goes up not as it is falling.  This is simply investment 101.  By the way, when the market does start to make a steady rise sometime between 2010 and 2012 it will move very slowly and steadily up globally so appreciation will not be at the staggering rates of the recent past. 

I know picking between 2010 and 2012 makes me right no matter what, so just to make you feel better or not I believe steady growth may not occur till 2012.

Are There Too Many Social Networks?

group-success-with-borderI was following a discussion in chat area on the member site Networkers United Worldwide www.NUOpen.com I am an officer and advisor on that site, and found this question, which I have pasted below. I feel stronly about Social Networking and Social Business Structures, but we can talk more about that later.

 

“Anyone here find that Social Networking sites have become a dime a dozen? I have had a hard time determining which ones have the best programing and potential to do what all the other claim to do. Any feelings strong or otherwise about this one?”

Social Networking sites are tools. As with any tools you can use a butter knife as a screwdriver or a rock as a hammer, but if you need to pound lots of nails or are using a phillips head screw you may need a more specialized tool.

I belong to LinkedIn, Xing, Ecademy, Naymz, Plaxo and on and on…. Which one do I use the most? Which one am I willing to pay for? LinkedIn. Why? Well it suites me and what I am trying to accomplish.

I am also on Facebook and MySpace, but as a business man in the field of mainly commercial real estate, I don’t want to nudge you or send you beers and hugs.

feedthechildren-logoI do a lot of work in the humanitarian field. I work with www.FEED333.org as they help feed thousands of families in the U.S during the holiday season. I am the blessed and honored Los Angeles coordinator of Miracle on South Central and this last year we fed around 4000 families aroundsalvation-army-logo 40,000 meals in cooperation with the Salvation Army, Feed the Children, The NBA Players Association, Humanity Unites Brilliance (HUB) and others. I also started a e a group of over 1100 of us that feed, get water, education and micro loans to around 3000 families in Africa a month. These are very important to me and so I promote those on Facebook where I might just nudge you or send you a hug .

In order to get a better web presence I believe you should join many of the free sites because when you get googled and you have a website you want people to go to, or a product project or service to promote, it will show up all over the place and that is how the Internet works for the most part.

I do also believe as the founder of 6 of my own networking sites and as an officer of this site, that as you become good at networking and are looking at using the site to increase your business or monetize it in some way, that you need to look at a niche audience.

An Example: A CPA may elect to join a CPA Association. This is cool for keeping up with the industry, but if he is looking for clients that group would be no help at all. He would have to join say a business site where business owners come to find resources. Would the large groups like Facebook work fine for growing your business? Yes, and as mentioned you need presence their, but remember you have to wade through so much to find the people you need. While on a niche site, most of the people there may be exactly who you are looking for. There is a difference.

If you take the number of total sites out there then you can say Holy Cow… this is madness. I get a count of networking sites on Yahoo at over 3 Trillion!!! Although you may be into Naturapathic Healing and love bowling as well as play in a band on the weekends, if you are looking for a way to promote and grow your commercial real estate business, then you can negate music sites, Natural Healing Sites, Bowling sites and so on. Now search on commercial real estate networking sites at first on Yahoo I got a count of 139M of those and as I broke down my search pattern by using quotes (If you do not use quotes on Yahoo or Google searches you are taking much more time than you need searching. Find out how to use them….) I get my count down to 4M. If I start refining my search I can get this number down much further until I have a number I can comfortably go review to see if it meets my needs. So you see you need to know what your goal is. If you define what you are trying to accomplish then the daunting number of sites is not so daunting.

Another thing I notice is that though I have started over 6 networking sites you can never tell when one will take off by fulfilling a need for someone. I have groups that are over 3500 members and some that have no more than two. What did I do different? Nothing. I promoted and built them the same way. People are looking and you never know what for. If you build it they might come if they feel a need or an interest. I have seen some sites that make me scratch my head only to see huge memberships…. Huh… I don’t get it and am not running to join those sites, but it will prove the point that there is always room for one more.

Miracle on South Central a Huge Success

As the Los Angeles Coordinator or the Miracle on South Central Ave., I want to thank all the wonderful volunteers who turned out and the the fortunate givers whose donations we received.

We gave away food boxes that will last weeks to over 3000 families and around 9000 people came through our lines as we also gave out hygene products, toys, water and Avon came out and gave gift baskets to all the families.

The trucks started rolling in around 3am in the morning. The line started around 5am slowly at first with only about 12 or 15 people to start. My good friend Francis Fiermonte or White Emerald Financial Group stayed the night at my place so we could get down to the Salvation Army building early. Francis’ job was to take the camera and document the day for me. I took the video cam with me to get some video. As it turned out I got too busy to continue to video the event, but Francis did a great job of taking shots all through the day.

It was an incredible sight that we sadly did not catch. As we drove up at 6am South Central Ave was dark except for red truck tail lights as far as the eye could see. There were 14 full size trucks lined up in the center divider in front of the center and I tell you it was amazing. The volunteers and truck drivers unloaded without a break until noon and I believe we still missed 2 trucks. Since we were still unloading at noon we ended up starting an hour late. Some people were not too happy, but we had planned in advance and we staggered the times at which people would show up to get food. This helped keep things under control.

The line just kept getting longer and longer, but I was assured that the line had rarely gone beyond the building. Mortimer of the Salvation Army came up with the idea of doing a dual line giveaway to speed things up. This was brilliant and we were able to get the lines moving rather fast. This did not stop the line from going beyond the building by about six blocks.

We had over 200 volunteers help out and we were short. It was difficulft finding relief for people who had been on the line or handing out food. The funny thing is that most of the volunteers when asked if they wanted relief refused. What a great group. Everyone took pride in what they were doing and most did not want to leave when there were so many that needed help.

In the last 2 years Spryte Loriano with Feed333.org, has put together the largest one day food giveaway in our nation’s history. This year she put together several events over many days in different cities. I believe it was the largest collaborative food giveaway in our nation’s history. The sponsors to name a few, were Humanity Unites Brilliance, Feed the Children, The Salvation Army, The World Trust, The NBA Players Association and others.

Is Social Networking Becoming Specialized?

Social Networks are everywhere and it seems like everyone is at least on one or six of them.  Where are we going with this?

Almost everyone it seems belongs to a social network like Facebook, MySpace, Twitter, Jaiku, Plaxo, Roov, Friendfeed, Nexopia, Bebo, Hi5, Friendster, Orkut, Pownce, Xing or Eacademy and they are becoming more and more popular every day.  I get so many request to join different ones that as soon as I see the requests I delete them.  You only have so much time in the day to go check all your various networks.  I like LinkedIn because as a businessman I don’t get bothered with pokes and hearts.  I get to meet and search on other businessmen that I may be able to work with.

Most of the networks that I have seen have different cultures like MySpace and Facebook that seem to be designed for families and friends wheras, Xing, Ecademy and LinkedIn are more business aligned.

How many people are using social networks worldwide?  I have no clue, but it is in the hundreds of millions and shows no signs slowing in the near future.  Facebook just blew MySpace out of the water with 161 million unique visitors worldwide in September, compared to 117 million for MySpace in September. 

There are many reasons people are on social networks.  Sometimes it is just to connect with friends.  Sometimes it is to make new friends.  Sometimes it is to meet with known business contacts, sometimes it is to meet new business contacts and sometimes it is to try to build very large networks of people in order to stroke your ego or to build a large database to market to.  Whether you are or are not on a large network you still do not like to be spammed or marketed for the most part. 

Recently with the advent of websites like Ning, everyone can now create their own social network.  It is daunting at best.  This sounds almost nuts, but I believe that with the advent of Ning that the new wave may be the niche network.  You will still have to go to the big boys if you are collecting names to build large lists, but in order to really be effedtual and get to work with like minded people you may find yourself going to or guilding a smaller specialized network.

On the smaller networks you are more assured of networking with like minded individuals that will be open to your projects, products and services.  Small networks tend to have, support and make their sites work best for the type of group they support or market to.

In order to test this theory and to better support the members of a group I started on LinkedIn, I have started a new social network that is dedicated and supports investors and professionals that work in and support the Commercial Real Estate Industry.

All the News on the site is dedicated to Commercial Real Estate or Global Finance.  The Forums allow members to offer their projects or services and allows Investors to use these services or search for professionals they may need.  The Groups are geared toward the Investor or Professional and so you don’t have to wade through thousands of unrelated sites.

The Ning network allows you to build a social network for your group or cause and allows enought customization for you to get most of what you need to do done.  This is a FREE service so for the small cost of your time you can build a network of great value.

I don’t know where this will all go.  Maybe the large networks can tie together to give everyone the ability to search for what we need from everyone on the big sites.  That would be exciting or maybe we will be like doctors specializing more and more.  Since social networking is still in it’s infancy, it will be fun to watch.

10 Reasons Why You Will Fail At Social Business Networking

Many of us have found that social networking can pay off very big.  Some of us run around signing up for everything without results.  Why do I think so many fail at taking advantage of this incredible opportunity? 

 

I have to define that I am a user of LinkedIn and have my own network at www.crepig.com, which is niched toward commercial real estate professionals and investors.  I am not talking about MySpace or other sites for making friends.  Thought I still believe that most of these reasons still could apply.

 

  1. You don’t upload your photo.  People like to see who you are.  Upload a professional or at least halfway decent picture of yourself.  Take the time to make sure it is not too dark or that you are too small to be recognized.  Also if you upload your business logo or a picture at least you have gone halfway, but you still get a better response from your own face…
  2. You don’t join any groups.  If you don’t like the groups offered start your own.  I have started several groups on LinkedIn and some have grown to Super Groups and others have done nothing.  Why?  I find that I never know what the public wants.  Put yourself out and find out.  Join a group that means something to you.  Woody Allen famously said that “80 percent of success is showing up.”
  3. You don’t participate in the group you belong to.  If 80% is showing up the other 20% is participation.  If you sit back and wait for people to come to you; you will wait a long time.
  4. You don’t place your promotion in a Forum or Blog.  If you don’t let people know what you offer what other reason might they have to connect or speak to you?
  5. You don’t fill out your profile completely.  If people are searching for your service and your profile doesn’t name your product, project or service than how will they find you?
  6. You don’t place your contact information in a non private area for people to see and be able to get ahold of you.  If you are afraid that you might get spammed then go to your email provider and make an alias address.  When I join a network I make an alias account.  eg. at LinkedIn I use linkedin@prigen.net.  This allows me to see where I am getting emails and spam from.  I can then change the email whenever I wish without my friends loosing my main address.  I can’t tell you how many times I read something I got excited about only to find that the writer did not leave any contact info… Argh! 
  7. You don’t allow emails from forums or mail to you to get to you.  If you join a site and then don’t allow the site to keep you abreast of what is up then how will you stay in the loop.  Sometimes you just want to get your name or business out there and don’t want to be bothered by updates.  OK, but at least allow the site to contact you.
  8. You never update your profile.  If you are not getting feedback or contacts from your current profile or Forum post you need to update it.  Every copy writer that is worth their salt knows that you need to change up constantly to find out what copy works best.  If you are getting a lot of play from your promotion then you don’t have to change till demand goes down, but feel free to play.
  9. You have something to say or promote and you don’t set up any teleseminars.  You can get a conference line from FREE Conference call for FREE.  Duh….  Get a number and promote your teleseminar or Webinar in the Events Section.
  10. If you are doing all the above and still not getting any play you might have to re-evaluate what you offer.  Successful businesses make money in direct respect to the value they offer.  What value are you offering.  If you offer no or little value then you will make no or little money.

 

In conclusion I would ask that if you want success you need to make your own Luck, get off your butt and do something.  Don’t wait for the phone to ring… Make it ring.  Get involved.  Get to know people.  Call people that you consider prospects and ask them what they need.  Don’t vomit all your information all over them and especially don’t be pushy.  What a big turn-off.  Listen, get to know another person and be of service.

Commercial Real Estate Professional Investors Group

CREPIG was set up to allow commercial real estate professional investors, lendors, consultants, developers, financial institutions and others network together in order to give or find funding and expertise to close and complete deals.  CREPIG is interested in the funding of Socially Responsible, Concious and Green projects and is especially interested in the sustainabilty of social business entities.

My group was growing very fast and although LinkedIn was adding news and Discussions to the groups it wasn’t enough.  I needed to get everyone to a place where they could serve and get served.  A place where you could blog, have discussions, tie groups together, do more with your own page and much more.  I love LinkedIn, but it is adding very slowly and most of the professionals I speak to want to get going.

I started a Ning site for the group and it is also growing very fast.  It’s a pretty amazing site.

Well known Internet marketer George Tran of “One Shopping Cart” fame.  Is doing a social network experimanet.

Welcome to my new and first blog.  As I am new to blogging I am sure I will screw this up pretty well to start, but hope that I can get good enough to offer great and interesting information.

I work in commercial finance.  I help find funding for various commercial projects.  From time to time I also help investors find other great opportunities.

I am looking for great deals for for my investor friends and also capital to help fund their projects.  I would like to talk to anyone that is interested in the same.

My main passion is working with Humanity Unites Brilliance www.CheckOutHUB.com which is a company that uses network marketing to help fund humanitarian causes around the world.

I have created a few groups on LinkedIn that I hope will help serve a diverse set of entreprenuers.   Check out U.S. Veteran (vets only), Humanity Unites Brilliance (members only), The Commercial Real Estate Professional Investors Network (All Investors or Finance Professionals are welcome), The Professional Success Networking Group (All are welcome).
